Pest Control for Building Management in Ho Chi Minh City

For a building, pest control is about the shared spaces: the basement, the refuse room and chute, the drainage sumps, the service risers and the lobby. We work for management boards and property managers on a monthly programme. We treat the common areas, set traps and locked bait stations in the right places, and report by floor and by area. Residents' complaints then have a documented answer.

The spaces that drive complaints

  • Refuse rooms and chutes: cockroaches and flies that climb the chute to every floor. See refuse rooms and rubbish chutes.

How we treat a building

  • Crawling insects: residual spray along wall bases, cracks, drain covers and damp corners of basements and refuse rooms.
  • Rodents: locked bait stations around the outside perimeter, and traps inside basements, stores and service rooms. Poison bait is not placed indoors unless management asks for it, because rodents that die inside voids cause smell complaints.
  • Mosquitoes and flies: ULV misting of planting and water areas; for large grounds, thermal fogging. Breeding water removed wherever possible. Where the site is damp and shaded, we recommend two misting rounds a month.
  • Monitoring: numbered stations and traps, checked every week for rodents and every visit for insects.

What management receives

A schedule for the next month, a written report after each visit, a station map, a record of products used with their safety data sheets, and a list of corrective items: gaps to seal, drain covers to replace, doors that do not close. That list is what lets management show residents what has been done.

Common questions

Should residents' units be included?

Units are the residents' responsibility. We can offer residents the same visit day at a separate price, which helps because treating the common areas alone leaves the units untreated.
