An Phu sits next to Thao Dien and shares its river-side geography, but the housing is newer and denser: rows of townhouses, gated compounds and mid-rise blocks, with building work going on somewhere nearby most of the time. That last part changes the pest picture more than people expect.
Construction next door is a pest event
When a site is cleared or a building is demolished, the rodents and cockroaches living in it do not disappear. They move, usually into the nearest occupied building with food in it. Households in An Phu often report a sudden rodent problem that has no obvious cause inside the house — and the cause is two streets away.
If there is active building work within a block of you, the useful response is not more bait inside the kitchen. It is finding and closing the ways in:
- Gaps under the front roller shutter and around the garage door of a townhouse.
- Openings where water pipes, gas lines and air-conditioning refrigerant lines pass through the external wall — usually foamed, and foam is not a rodent barrier.
- Floor drains and grease traps in the ground-floor kitchen area.
- The shared light well or service shaft between adjoining townhouses.
The townhouse layout problem
A typical An Phu townhouse is narrow and tall, with the kitchen at the back of the ground floor, bedrooms stacked above, and a light well running the full height of the building. That shaft is a motorway for cockroaches and geckos: it is warm, damp, rarely cleaned, and it connects every floor. Any treatment that skips it will be undone within weeks.
The same applies to the roof terrace. Water tanks, air-conditioning condensers and potted plants up there hold standing water, and a terrace nobody visits for a month is a mosquito nursery directly above the bedrooms.
What we do on a first visit
- Walk the whole building, ground floor to roof terrace, including the light well and any service shaft — not just the rooms where you have seen something.
- Identify the species. Treatment for German cockroaches in a kitchen is different from treatment for the larger outdoor cockroaches coming up a drain.
- Give you a written list of the physical gaps found, with where they are. Some you can close yourself in an afternoon and that will do more than any repeat treatment.
- Treat, and agree whether this is a one-off or a scheduled programme.
