What we usually find in an apartment here
- German cockroaches in the kitchen: hinge recesses, the sink cabinet, behind the fridge and inside appliances.
- American cockroaches coming up floor drains and through the service shaft, especially after heavy rain.
- Ghost and pharaoh ants following water pipes and cable routes between units.
- Bed bugs brought in with luggage or second-hand furniture.
- Mosquitoes breeding in balcony planters, air-conditioner trays and unused drains.
How we treat
- Crawling insects: a residual spray along wall bases, cracks, drain surrounds and the damp, dark spots insects travel through. Insects that walk across the treated surface pick up the product, die over the following days and carry it back to where they shelter. In kitchens we combine this with gel bait placed in cracks, not on open surfaces.
- Flying insects: a fine mist on balconies and resting areas, plus removing the water they breed in.
- Bed bugs: one full treatment of the bed, frame, furniture joints and skirting. If you still see bed bugs within 14 days, we come back, inspect and treat again at no charge.
- Rodents: traps inside the apartment. We do not put poison bait inside a home unless you ask for it, because a rodent that dies inside a wall or ceiling leaves a smell that lasts for weeks.
Tenants, owners and the building
Many problems in a unit start in shared areas: the refuse room, the service shaft or a neighbour's kitchen. We tell you in writing what is inside your unit and what belongs to the building, so you can pass it to management. For who normally pays, see who pays for pest control: landlord or tenant. For how to raise it with management, see talking to building management about a pest problem.
How often
For most apartments, one visit a month keeps activity low. Insects breed quickly and move in from untreated units next door, so a single visit rarely holds for long. See prices for starting rates.
Common questions
Do I need to leave the apartment during treatment?
For gel bait work, no. For a residual spray, stay out of the treated rooms until the surface is dry. The technician tells you the time on the day.
Can you treat while I am at work?
Yes, if building management or your landlord can let us in. We send the report to you in English.
Should the whole building be treated?
It helps. If only one unit is treated, insects from untreated units keep coming. We can quote the common areas to management separately.
