Pest Control for Short-Stay and Airbnb Hosts

For a short-stay host the damage is not the treatment cost. It is one photograph in a public review, which stays on the listing long after the insect is gone and which no reply fully undoes. Everything below is aimed at the two days around a sighting rather than at a yearly schedule.

Why short lets attract more than long lets

Three reasons, and none of them is about cleanliness.

A short-let unit receives far more luggage from far more places than a home does. Bed bugs travel in exactly this way and they do not care what the unit cost per night.

It is empty more often. A closed, warm apartment with a little food residue and no one running taps is close to ideal for German cockroaches; a lived-in one is disturbed daily.

And guests look more carefully than residents. Somebody arriving for three nights inspects the mattress seam and photographs the kitchen. A tenant of two years has stopped noticing the building.

The three-minute check between guests

This is the highest-value thing a host or cleaner can do, and it needs no products.

  1. Mattress seams and the joint where the headboard meets the wall — look for dark specks in a line rather than for insects.
  2. Behind and under the fridge and the kettle base, the two warmest places in the unit.
  3. Inside the sink cabinet, particularly the corner where the waste pipe leaves.
  4. The floor drain in the bathroom and any drain in a balcony or laundry area.
  5. The bin, including under the liner, and the gap between the bin and the wall.
  6. Window and balcony door tracks, where debris and standing water collect.

A photograph of anything unusual, sent to us with the unit address, is normally enough for us to tell you whether it needs a visit or a wipe.

Response when a guest reports something

Speed matters more than thoroughness in the first hour. Our approach: acknowledge with the guest in English, attend the same day or the next morning where the unit is on a contract, treat, and issue a short written clearance you can attach to the platform message thread. A dated technician report is the single most useful document in a platform dispute, because it converts your word into a record.

What we treat, and what we deliberately do not

For a short-let apartment the work is gel bait in the harbourage, drain and route treatment, and proofing of the specific gaps found. We avoid broadcast spraying of open floors and surfaces: it smells, it is visible on arrival, guests photograph the residue, and it is less effective against the species that actually cause complaints here. If a residual application is genuinely needed, we schedule it on a changeover day so surfaces are dry well before check-in.

Bed bugs deserve a plan, not a reaction

If a guest reports bites, take the unit out of service before the next arrival rather than after. Cost, honestly

A one-bedroom short-let unit is at the low end of residential pricing, and hosts with two or more units in the same building pay less per unit. What genuinely reduces the annual figure is the between-guest check, because it turns a treatment into a wipe. Common questions

Can you attend a unit while a guest is staying?

Yes, with the guest's agreement and normally using gel bait, which has no odour and needs no re-entry period. We keep the visit short and we do not need to move belongings. Most guests accept it readily when they are told the alternative is being moved.

Will there be a smell or visible residue at check-in?

Not from gel bait, which is placed in cracks and out of sight. A residual spray leaves a faint odour for a few hours, which is why we schedule it on changeover days rather than the morning of an arrival.

Do you provide something I can show the platform?

Yes — a dated report naming the property, the technician, the species found, the treatment applied and the follow-up date. It is in English. It is far more persuasive in a dispute than a description of what you did.

What to write to a guest who reports an insect

The reply matters almost as much as the treatment, and most hosts write it badly under pressure. Three things need to be in it: an acknowledgement without argument, a specific action with a time, and an instruction. For example — "Thank you for telling me, I am sorry. A pest control technician is attending at 14:00 today and will treat the kitchen and bedroom. The treatment is odourless and you do not need to leave. Please do not wipe inside the kitchen cabinets for the next two weeks, as that is where the treatment is placed."

What that does is convert an open complaint into a handled event with a date. It is also the wording least likely to appear in a review, because there is nothing in it to quote against you.
