Almost every managed building in Ho Chi Minh City has a pest control contract. Almost none of them explain to residents what it covers. That gap is why people either pay twice or wait for help that was never coming.

The consequence is that the two most common sources of a cockroach problem in a tower — the riser and the chute — are the building's responsibility, while the symptom appears inside your unit, which is yours.
Why treating one unit has limits
In a building where cockroaches are established in the shared plumbing, a single treated apartment is an island. The treatment clears what is inside and creates a barrier at your entry points, which is worth doing and does hold for weeks. But the population outside your door is untouched, so the pressure is continuous. That is why a scheduled treatment works better in a tower than repeated one-off calls: it keeps the barrier alive rather than letting it lapse between crises.
It is also why, when several units on the same stack have the same problem, the effective move is to get the building to treat the riser — one job that fixes what a dozen separate apartment treatments cannot.
Getting management to act
- Report it in writing to the management office and keep a copy. Verbal reports do not create a record and records are what force action.
- Ask two specific questions: when was the last treatment of the riser and refuse room on my stack, and who is the contractor? A building with a real programme can answer both immediately. A building that cannot answer probably has a contract on paper only.
- Find out whether neighbours have the same problem. Three units on one stack reporting together is treated as a building fault. One unit reporting alone is treated as housekeeping.
- Ask for the treatment record. In a well-run building this exists and residents can see it.
What you can fix yourself, today
- Pour water down every unused drain once a fortnight. A dry trap is an open pipe from the building drainage into your room. This is the single highest-value thing on this page.
- Seal the gap where the kitchen waste pipe enters the wall and the gap behind the sink cabinet. Silicone sealant, twenty minutes.
- Fit a brush strip under the front door if there is a visible gap.
- Break down delivery boxes outside and get them out the same day. Cardboard is the most common way German cockroaches enter a clean apartment.
- Empty the air-conditioning drain tray and the balcony plant saucers. Mosquitoes on a high floor usually bred on that floor.
