Binh Thanh holds some of the largest residential compounds in the city — towers of several hundred units each, sitting on a shared podium with retail, restaurants and a basement car park running underneath the whole development. The scale is what makes it different.
Everything starts in the basement
A multi-level basement car park under a compound is dark, sheltered, connected to every tower, and it is where deliveries arrive and waste is consolidated. It is close to ideal rodent habitat. From there, the routes upward are the service stairs, the riser shafts and the lift machine spaces.
This is genuinely a building-management problem, and in well-run compounds it is handled — there will be bait stations along the basement walls and a contractor visiting on a schedule. What individual residents should understand is where that programme stops:
- Management covers common areas: basement, lobbies, corridors, refuse rooms, landscaping.
- Inside your own front door is normally yours. If you have cockroaches in your kitchen cabinets, the building contractor will not usually treat it as part of the common-area contract.
- Balconies are a grey area and depend on the building rules. Ask.

Podium retail and the food court effect
A podium with a supermarket and a dozen restaurants concentrates food waste directly beneath the residential towers. Residents on lower floors see the effect first — usually as cockroaches appearing in the kitchen with no obvious source inside the unit. If you are on floors two to eight of a tower above retail, treat that as expected pressure rather than a sign that your apartment is dirty.
What a single-apartment treatment can achieve
Realistically: it can clear what is currently in your unit, close your own entry points, and hold the line with a residual barrier that lasts weeks rather than days. It cannot fix the basement. If the pressure is constant, a scheduled treatment every one to three months costs less over a year than repeated emergency call-outs, and it keeps the barrier continuous.
